Sarah and Dean came to me a few months ago as their current mortgage deal was coming to an end, and they were also considering a BIG move to the other side of the country as Dean was in the interview process for a new job..

.We came up with a plan to move their current mortgage onto a bank with a better rate than their current lender who would also allow them to take the mortgage with them to a new house and borrow more if needed without waiting for new pay slips if the new job/move went ahead quickly.

The remortgage completed and once Dean had accepted the official job offer, their house was sold within 24 hours and after a quick weekend trip to the other side of the country to find their perfect new home we ported the current mortgage over to the new home and topped this up with new mortgage based on Deans new contract alone, not a single new job pay slip was needed!

And within a month of applying, the Laybourne family have just moved into their brand new home in West Lancashire without spending a single second on any higher standard variable rates!

Sarah came to me with a small rental portfolio, after not having the best experience with previous advisers, and beig recommended by a friend, we got to work on remortgaging the buy to lets that were due, reducing the rates where we could and releasing the equity needed in order for her to buy more properties and expand the portfolio with the new properties being bought in a limited company to improve tax efficiency

Alex came to us via an estate agent after his landlord wished to sell the property, Alex was given first opportunity to buy the property, however with no deposit saved up and no way of doing this quickly whilst also paying rent, we spoke with the estate agent and negotiated a reduction in the purchase price which could be used as a deposit, so Alex was on the property ladder without having to move house and with only needing to pay for legal costs

Robert came to us after being recommended by a friend, he had his own car garage business and had recently moved to new premises and invested in a lot of new equipment, meaning his previous years profit was very low when he was investing, and the latest year being much higher than any previous years due to expansion. Becky had bought her property a few years ago and had since had a child and with another one on the way she needed to extend, wanted some home improvements and to add on her partner. With her currently being on maternity leave and only her name on the mortgage she thought this would not be possible. We found a bank that would lend based on her ‘back to work’ income, would allow her partner on the mortgage, we switched banks and arranged all the legal work and within a couple of months, the funds were available for the extension and the new mortgage in place. We also upgraded their life and critical illness insurance to cover them both for the new balance and include cover for their children and any children they have in the future.

Mark came to us a few years ago as his rate was coming an end on his current mortgage and he had since been working offshore being paid in Dollars, we were able to remortgage both his buy to let, and his current home to high street banks which would lend based on the foreign currency income only, and most recently we have ported his current mortgage with further borrowing, again using only income from US Dollars from a new contract only started 3 months ago so he could buy his forever family home.
